I have an Airbnb: should I manage it myself or hire a property manager?

If you own an Airbnb and you're asking yourself this question, you've probably been self-managing for a while and something isn't quite working. Or perhaps you've just listed the property and want to understand what you're getting into. Either way, the honest answer is: it depends. There are situations where self-managing makes complete sense, and others where continuing alone has a real cost that never shows up in any spreadsheet.

This article isn't trying to push you in either direction. It's trying to help you decide with the right information on the table.

The real advantages of managing it yourself

Let's be honest: self-managing isn't a bad idea. The advantages are genuine:

Full control. You set the prices, the house rules, which guests you accept and how you communicate. No one else is making decisions about your property.

You keep the management fee. Professional management companies charge between 15% and 25% of income. If you manage yourself, that percentage stays with you.

Watch out: this can be misleading, because income generation with a professional manager goes up. Keep reading.

You know your property better than anyone. You know where the water valve is, which appliance occasionally plays up and who to tell if there's an issue. That knowledge has real value.

What people underestimate about self-managing

This is where most owners get surprised. It's not that self-managing is impossible — it's that the real workload is heavier than it looks before you start.

The income gap from flat-rate pricing. Self-managing owners typically use fixed rates or adjust prices manually every now and then. Professional companies use dynamic pricing tools that update rates daily based on real demand, local events and competitor pricing. The income difference can be 20–30%, especially in highly seasonal beach destinations (summer, Easter week, long weekends).

The complexity of expanding to more platforms. When the property performs well on Airbnb and you want to reach more travellers, the natural next step is Booking.com, then Vrbo, Expedia and others. But each platform has its own dashboard, messages, policies and calendar, plus its own tax rules. Keeping prices and availability synchronised across two or three OTAs without a PMS is a constant source of errors: double bookings, outdated rates, slow responses on secondary platforms. Each OTA also has its own learning curve, product updates and compliance requirements.

Being permanently available. Airbnb penalises slow response times. If you don't reply within an hour, your ranking drops. That means being available at 11pm on a Tuesday or on Christmas Day when a guest has a problem. Permanent availability carries a psychological cost that accumulates.

Photos: the first filter every guest applies. Before reading a single word of description, a guest has already decided whether your property is worth their attention. Professional managers work with experienced photographers who know how to find the best angles, work the light and present spaces the way guests want to see them. Amateur photos can cost you bookings invisibly — you'll never know which ones you lost.

Cleaning without a professional standard. Most self-managing owners rely on trusted contacts or occasional helpers to clean between stays. The problem is twofold: quality isn't consistent from one clean to the next, and availability on key dates — long weekends, Easter week, summer holidays — is never guaranteed. A professional manager works with trusted cleaning teams, fixed protocols and assured availability precisely when it matters most.

Regulation that keeps changing. Vacation rental regulation in Mexico varies a lot by state and municipality, and in several destinations it has been tightening in recent years: lodging taxes, registration requirements, day limits or zone-specific rules. Staying on top of all these changes takes time and attention. A professional manager with experience absorbs that burden and ensures your property stays compliant with whatever each destination requires.

Guest registration and local taxes. This is often overlooked. In several destinations across Mexico, vacation rental is subject to guest registration, a lodging tax or other requirements that vary by state and municipality. It's worth checking the local regulation in force at your property's destination rather than assuming the rules are the same everywhere.

Same-day turnovers and last-minute bookings. One of the most demanding scenarios is when one group of guests checks out and another checks in the same day. Coordinating the clean, laundry, inventory check and consecutive check-ins within a few hours is logistically intense for any owner without a team. Without that operational capacity, the natural response is to disable same-day check-in/check-out — and last-minute bookings too — to avoid situations you can't handle. Each option you deactivate is a restriction that reduces your listing's visibility on the platforms: Airbnb and Booking.com favour the most flexible properties. A professional manager has these processes fully resolved and can keep both options active, capturing bookings that would otherwise be lost.

Can you actually earn more with a professional manager?

This is the question that most surprises owners when they look at it properly: yes, in many cases you earn more by delegating than by managing alone — even after the manager's commission.

The logic is straightforward. A professional manager maximises revenue with dynamic pricing calibrated to each season, expands presence across multiple platforms simultaneously and raises the overall quality of the listing. More platforms and better reviews generate more bookings, and more bookings improve your ranking within each platform — which in turn generates even more bookings. It's a self-reinforcing cycle that takes months to build from scratch.

On top of that, a manager with several properties in their portfolio spots market trends before any individual owner: what amenities guests are asking for, which dates are picking up, which improvements lift ratings. Your property benefits from that accumulated knowledge without you having to do anything.

The objective outcome: more income, less work. Not always — but more often than most people assume.

When self-managing is the right choice

Having said all of the above, there are cases where self-managing is genuinely the best decision.

If you want total, absolute control over who enters your property, the ability to know every guest personally and the final say over every booking, managing yourself has a value that no manager can replicate.

If you only want to rent for a few weeks a year — specific periods with limited occupancy — the equation changes: the volume doesn't justify a professional management structure, and the workload is manageable.

It's also worth knowing that some professional managers require a minimum number of nights per year before they'll take on a property. If your goal is occasional rather than intensive rental, make sure the company's model fits what you're looking for before signing anything.
